How We Built Our Portfolio

  • A look at how our portfolio was built over time, from our first acquisition to a growing base of multifamily assets across Southwestern Ontario.

Investment Journey

Our Investment Journey

At Fergo Group, we didn’t start with a fortune or a real estate empire. We started with a shared belief: that strategic, patient capital deployment builds generational wealth. Since our first investment, we’ve acquired and grown a portfolio of multifamily and mixed-use properties across Windsor, Sarnia, Leamington, London, and Chatham—each property selected with careful market analysis, disciplined underwriting, and a commitment to long-term ownership.

This is the story of how two 20-somethings turned entrepreneurial drive and market insight into a portfolio that generates consistent cash flow, community impact, and sustainable growth.

Investment Philosophy

The Six Pillars Of Our
Investment Philosophy

Long-Term Ownership

We're not flippers. We buy properties with 7-15 year hold periods, which allows us to compound cash flow returns and benefit from natural appreciation without market timing.

Market Fundamentals

We invest in Southwestern Ontario because of supply constraints, strong job growth, population migration patterns, and proximity to major U.S. markets—especially Windsor near Detroit.

Operational Excellence

Returns come from market appreciation AND operational efficiency. We focus heavily on tenant quality, maintenance, rent optimization, and process automation—turning good properties into great ones.

Disciplined Underwriting

We apply consistent financial criteria to every deal: target cap rates, conservative financing, stress-tested projections, and conservative exit assumptions. Bad deals don't become good ones—we simply pass.

Relationship-Driven Deals

The best deals never hit the market. They come from relationships with brokers, property managers, and other investors—our network is our competitive advantage.

Long-Term Impact

Beyond financial returns, we're committed to being responsible property stewards. We invest in neighborhoods, support local communities, maintain properties to the highest standards, and create stable rental housing for families.

The Beginning

Our First Investment

Starting Small, Thinking Big

Like many real estate investors, Fergo Group’s portfolio began with a single-family investment. This wasn’t just a transaction for us—it was a proof of concept, a chance to learn property management, renovation, and long-term value creation firsthand.

This first acquisition taught us invaluable lessons:

The Transition

After our initial single-family investment, we recognized an opportunity: multifamily apartment buildings in Southwestern Ontario were undervalued, supply-constrained, and offered superior economics compared to single-family homes.

We made a strategic decision to focus our capital on multifamily assets—specifically:

This shift separated our portfolio from short-term traders and positioned us as long-term value creators. It also allowed us to leverage operational expertise across multiple units, improving efficiency and returns.”
