We're not flippers. We buy properties with 7-15 year hold periods, which allows us to compound cash flow returns and benefit from natural appreciation without market timing.
We invest in Southwestern Ontario because of supply constraints, strong job growth, population migration patterns, and proximity to major U.S. markets—especially Windsor near Detroit.
Returns come from market appreciation AND operational efficiency. We focus heavily on tenant quality, maintenance, rent optimization, and process automation—turning good properties into great ones.
We apply consistent financial criteria to every deal: target cap rates, conservative financing, stress-tested projections, and conservative exit assumptions. Bad deals don't become good ones—we simply pass.
The best deals never hit the market. They come from relationships with brokers, property managers, and other investors—our network is our competitive advantage.
